Is FoxBrook a deed-restricted community?
FoxBrook is a covenant-protected community providing investment protection for all of our homeowners. The guidelines are easy to follow and all buyers are given a full copy for reference The ARC (Architectural Review Committee) oversees construction plans and there is an active FoxBrook Homeowners Association (FHOA) already in place.
What does the Architectural Review Committee do?
The ARC was established to assist owners through the building process. Owners will need to provide a set of plans, surveys, and landscaping plans and color selections for approval prior to building.
Do you have on-site builders?
We have several on-site builders with model homes for you to preview. The featured custom homebuilders have years of construction experience in Manatee County and can provide you with plans and ideas for your dream home.
Can we select our own builder?
Absolutely! That’s one of the wonderful things about living at FoxBrook. You can select the builder of your dreams. On-site builders have been provided with building specifications required by the Architectural Review Committee to be in compliance with the deed restrictions. We will happily provide your builder with the same documents.
How are Association Dues paid? What is included?
Association dues are due every January. This fee pays for the upkeep and maintenance of lakes, entryways, parks and other common areas.
Are outbuildings allowed?
Certainly! Outbuildings are permitted however; the size is determined by the overall lot size. Outbuildings must match the style materials and colors of the residence and approved by the ARC. Your large lot is perfect for all sorts of wonderful amenities including pools, studios, personal gyms, cabanas, barns, workshops, tennis courts and more!
Is there a time limit to build?
You will have up to three (3) years from the time you purchase your lot to begin construction.
